Our Commitment to Quality Construction
So you have decided to build a Keystone Home. What’s next? What are your responsibilities? What does Homes By Keystone provide? We will attempt to answer these questions.
Customer Responsibilities:
- Have a lot. Have the title and the deed recorded.
- Check the local building codes.
- Have the financial details worked out with the lending institution. A copy of your commitment letter is needed before construction begins.
- Have all the necessary permits, approvals and fees applied for and paid.
- Building Permits (County, Township, State, etc)
- Driveway Permits
- Water and Sewer Permits
- Tap or Connections Fees
- Well or Septic System
- Have a general contractor in place to do your foundation, excavating, back filling, grading. We can make some recommendations.
- Have a foundation or crawl space-8” poured concrete, 10/12” concrete block, or Superior Wall system. (Check Local Code)
- Have a 30’ x 30’ level pad for the crane.
- Pour concrete flooring in foundation.
- Have a plate on top of foundation. (Pressure-treated 2 x 8’s-can use straps or anchor bolts-have anchor bolts countersunk.)
- Have steel columns for center support. See blueprints for amount needed. If you use a steel beam in place of columns, keep level with masonry walls and put minimum 2×10 plate overall. (Check Local Code)
- Have Heat Pump Pads per blue prints.
- Customers will also be responsible for the following:
- Fire places, Chimneys, and Flues
- Porches and Walkways
- Porch Posts
- Driveways
- Garage Doors
- Drains
- Electrical Inspection and Fee
- Basement Wiring
- Underground or Overhead Electrical Service (Homes By Keystone supplies the panel box.)
- Panel Box wiring for MD & VA
- Plumbing Connections (plumbing is stubbed through floor only)
- Outside Spigots
- Steps and Handrail to Basement or lower level
Homes By Keystone Responsibilities:
- Construction of your home in our factory per your floor plan.
- Delivery and Erection of your home. (Includes crane)
- Seal Roof for a waterproof home.
- Shingle Roof.
- Bolt house together, nail metal plates at parting wall.
- Nail and/or strap to foundation.
- Complete exterior siding and fascia.
- Hang gutter and downspouts.
- Hang drywall at all joints inside.
- Spackle and sand drywall.
- Paint walls and ceilings where needed.
- Install interior mouldings at archways.
- Paint or stain interior moulding.
- Set exterior heat pump compressor on customer prepared pad.
- Run copper lines to indoor air handler.
- Connect wires in panel box for heat pump.
- Run condensation line to outside.
- Charge heat pump. Test after electricity is supplied to home.
- Install carpet.
